The Process

Searching for and securing a suitable property to rent should be a hassle free experience. Our aim is to arrange a tenancy that suits all of your requirements, within the timescales you set. Before you move in to any property you will need to have a deposit and a months rent in advance.

We believe that through providing guidance to our prospective tenants we can secure a suitable property whilst minimising the potential pitfalls that can occur.

Once you have decided on a property you’ll need to confirm the details of your offer.

You will need to make payment at £250.00 to reserve the property subject to negotiations. The £250.00 will be used towards the total initial money due at the start of any tenancy.

Your offer and specific requirements will be put to the Landlord and subject to their accepting your terms we will progress your application.

Unless our Landlord instructs us to the contrary we will need to obtain:-
• Permanent employment or accountant reference/s verifying salary at or in excess of 30 x the month rent.
• Credit history checks
• Previous Landlord reference
• Photographic proof of I.D. and proof of residency.
Guarantors may be accepted in certain circumstances.

As soon as satisfactory references and total initial monies are received we will contact you to confirm that we’re able to proceed.

Tenant Deposit Scheme

Many tenants are concerned about their security deposit which is held to cover the cost of any damages. By renting a property managed through Orchard & Shipman, your deposit is protected by the Tenancy Deposit Scheme which is operated by an independent body. This ensures that only legitimate claims are made against deposits.
